By 2014, a discernible change in property values has been attributed to new federal legislation.  The Biggert-Waters Flood Insurance Reform Act of 2012 required FEMA and other agencies to raise flood insurance rates to reflect the true flood risks of any area in the United States.  Fredericksburg TX real estate enjoys a scenic Hill Country location a few miles from the Pedernales and Guadalupe rivers and several large lakes.  As these water bodies do not run through our historic city, the adjustments to our flood insurance premiums may be minimal.

Fredericksburg TX Property Owners Salute Vintage Cars at Swap Meet

Numerous Fredericksburg TX property owners form the Fredericksburg Vintage Car Club, an active organization hosting a large summer event in Fredericksburg.  It is the Annual Hill Country Auto Swap Meet.  The event benefits Fredericksburg Vintage Car Club Scholarship fund.

A varying collection of vintage cars can be seen on display each July at Lady Bird Johnson Park on Highway 16 S.  The classy 2014 event will be held July 25, 26, and 27.  In addition to the exciting Car Corral, there will be 900 indoor and outdoor flea-market vendors, concessions, and a free trolley around the premises.  Admission is free.

Reduce Taxes with Fredericksburg Texas Homestead Exemption

The Texas Homestead Exemption is a tax deduction.  It is a legal means originally designed to protect the value of properties when a homeowner's spouse dies.  How could it benefit Fredericksburg Texashomeowners? In the State of Texas, property owners over age 65 and disabled property owners may claim a tax deduction for up to 20 percent of their annual real estate tax assessment.  Texas, Florida, Iowa, Kansas, Oklahoma, and South Dakota have some of the most extensive protections of any state in the nation.

The tax reduction savings may be substantial under the Texas Homestead Exemption.  For example, a home valued at $200,000 would be taxed at $160,000.  A Fredericksburg TX property valued at $500,000 would be taxed at a $400,000 value.  Other exemptions are also available including an amount towards School District Taxes and other taxing units.
